HOME OWNERSHIP CAMPAIGN (HOC) 2019

Eligibility for Exemption

  • All buyers (Malaysian citizens only) with SPA dated from 1 Jan 2019 to 30 June 2019.
  • The stamp duty exemptions are applicable for purchase of ONE residential unit per purchaser.
  • Only ‘residential properties’ (completed and under construction) defined as houses, condominium units, apartments and flats built as a dwelling house, governed under HDA with valid developers’ licence (DL) and advertisement and sale permit (AP) (where applicable) or CCC are eligible for exemption. All other property types are not included in this exercise.
  • Must be a sale from a developer to a purchaser under the name of an individual or individuals.
  • A minimum of 10% discount (from approved AP/DL pricing) is applicable to all units that are not subjected to government price control.
  • Eligible properties in Peninsular Malaysia must be registered with REHDA Malaysia. Eligible properties in Sabah and Sarawak must be registered with SHAREDA and/or SHEDA respectively.

IJM LAND RM1,000,000 CASH BONANZA TERMS & CONDITIONS

The Campaign

The RM1,000,000.00 CASH BONANZA is organized by IJM Land Berhad, “IJM Land”.

Campaign Period

The Campaign will run from 15th October 2018 to 30th June 2019.
(IJM Land reserves the right to change the duration and/or the commencement and/or the expiry date of campaign period).

Interpretation

  • Cash Reward – Cash reward will be given in the form of credit note / adjustment note to the winner of lucky draw as stated in 'Cash Reward' section below.
  • General Rebate- General Rebate stated in the promotion certificate / priority program reward/ special cash reward.
  • SPA – Sale & Purchase Agreement
  • Purchaser(s) – Eligible purchaser(s) who shall be entitled to participate in this campaign
  • Amount Due- Outstanding amount due under the SPA including but not limited to any outstanding progress payment / balance of purchase price, late payment charges, maintenance charges, service charges, sinking fund, deposits and/or the miscellaneous charges).
  • Winner(s) - Winner(s) of the Lucky Draw

Cash Reward

The RM1,000,000 cash prizes will be distributed in the form of lucky draw and shall comprise of the following:

Terms & Conditions

  1. The Purchaser(s) shall pay deposit with the issuance of sales form during the campaign period ie.15th October 2018 to 30th June 2019;
  2. The Purchaser(s) shall sign the SPA within thirty (30) days from the sales date failing which the Purchaser(s)’ participation will be disqualified;
  3. The SPA must not be terminated for any reason whatsoever;
  4. The Purchaser(s) shall not delay in paying any amount due under the SPA including the progress billing/ balance of purchase price, late payment charges and miscellaneous charges at all times;
  5. The Developer shall grant the cash reward in the form of credit note / adjustment note to the winners provided that the followings are complied with:
    1. The Developer must have received the 10% payment of the purchase price which shall be supported by official receipt issued by the Developer (exclude cash reward herein and/or general rebate given under the promotion certificate);
    2. The SPA must be signed and stamped;
    3. Loan Purchaser
      • First draw down from the end financier has been received by the Developer; and
      • The Developer shall release the cash reward after deducting the amount due under the SPA, if any to the Winner(s) upon the first draw down from the end financier.
    4. Cash Purchaser
      • The Developer shall release the cash reward after deducting the amount due under the SPA, if any to the Winner(s) upon the vacant possession is given to the Winner(s).
  6. Each unit shall be entitled to one (1) entry only;
  7. In the event of any disputes, the decision of IJM Land shall be final and binding;
  8. For avoidance of doubt, Purchaser(s) who bought the property through a sub-sale transaction shall not be eligible to participate in this Campaign;
  9. Employees of IJM Group of Companies are NOT eligible to participate in this Campaign.
  10. The developer may at the Developer’s sole and absolute discretion to add new projects in the list of participating projects during the campaign period;
  11. IJM Land shall be entitled to amend, vary, delete, add, or alter (the amendment) to any of those Terms & Conditions or any part thereof. No compensation shall be claimed by the Purchaser(s) as a result of the amendment, variation, deletion, addition or alteration
  12. This cash reward is not transferable and/ or assignable to third parties and cannot be exchanged for cash;
  13. If you purchase the property byway of cash, you shall notify us by giving the written confirmation within fourteen (14) days from the date of the SPA;
  14. You shall furnish us the duly approved and accepted letter of offer issued by our panel end financier within fourteen (14) days from the date of the SPA;
  15. Any non–compliance of the above clauses will result the cash reward to be null and void.

Other Terms

  1. Photographs, recording, etc
    The Purchaser hereby consent for the Developer to use the Purchasers’ details (including but not limited to their name, age, gender, race and property details), photos and/or voice for editorial, advertising, promotional, marketing and communication purposes for an indefinite period on a complimentary basis, without any compensation and/or notifications.
  2. You shall agree and authorize IJM Land to disclose your personal data including but not limited to name, NRIC number, telephone number, email address and address to us and/or our service provider for the purpose of this Campaign.

The Lucky Draw

  1. The Lucky Draw shall be conducted on a date, time and venue which to be determined by the Developer.
  2. All Purchaser(s) shall be invited at the Purchaser(s)’ own costs and expenses, to attend the Lucky Draw Event.
  3. If any of the Purchaser is unable to attend the Lucky Draw Event, the Purchaser(s) may nominate a representative to attend on behalf, failing which the Developer’s representative shall be automatically nominated as the Purchaser’s representative.
  4. The Developer shall have the sole and absolute discretion to determine the mechanism of the draw.
